Project Overview

Our team recently conducted a comprehensive Indicative Root Cause Analysis to address a reported leakage issue in one of the apartments located in a 28-story residential building in Jumeirah Village Circle, Dubai, UAE. The relatively new construction project, completed in 2021, boasts 686 residential units, including studios and one, two, and three-bedroom flats featuring contemporary and modern architectural design and an array of premium finishes.

A specialized building surveyor was assigned to conduct an in-depth inspection of the affected units, with the building management providing expeditious access. Using high-resolution digital cameras and state-of-the-art technologies such as a thermal imager and moisture meter, the surveyor could accurately determine the localized source of the leak. Further, a study of the building's drainage layout drawings was also conducted to gain a comprehensive understanding of the network of concealed pipelines that run through the affected area. This holistic approach enabled the surveyor to gather crucial information in identifying the root cause of the leak and formulating effective rectification recommendations.

Realpoint was appointed as an impartial third party to provide a comprehensive report on the feasible sources of water leakages and to determine the party responsible for the cause of the leakage. Based on our findings and in accordance with Law (6) of 2019 on Ownership of Jointly Owned Properties in the Emirate of Dubai, we identified the party responsible and provided recommendations for the rectification methods, including the cost of repair works.
