The Problem
It is not unusual to find buildings in the Middle East suffering from excessive air leakage. This defect results in significantly increased power consumption and higher utility costs. Other related issues that can occur due to this problem are condensation, mould growth and accelerated deterioration of the building fabric. Often these problems will be more visible during the summer months when external air humidity and temperatures increase. In certain instances where air pressures differentials are very high the building can also suffer from loud whistling noises as the air moves through the building.
The Cause
The cause of this problem in new buildings is typically a combination of poor building design and workmanship resulting in gaps to the external building envelope (external walls and roof) that allows air to penetrate in and out of the building. In older properties these problems commonly occur where there is poor maintenance allowing the building envelope to deteriorate resulting in seal failure and gaps to form between building components.

Rectification
